I personally haven't looked into it, since it is not of my interest. But I've seen some answers mentioning you'll need to change the player's dimensions depending on the room. Then you'll of course have to make a gamemode that loads a map for each room separately, set the dimensions and jadda jadda. Link to comment

It's not easy to make them, but it can be done, and I'm going to tell you right now, unless you know how to make it then you probably won't find someone who will do it, even with a payment. Most the scripters that know how to make it are already busy with their own servers. Link to comment

Even if you look at the forums, there are snippets everywhere of loading code etc. But as answered before, you can use different dimensions, and then load the maps only for those players, recommendly to store players into a table who are inside that area, so that you can use that table for triggerClientEvent without looping trough all the players in the server to check all the data. Just do a little search on the forums to see some result. Link to comment
