Can you tell me whats wrong? I badly need to use tthe map editor

Hello. I have used the map editor in MTA more than once over the years. I downloaded it again yesterday but after the "stop playing with yourself" splash nothing happened and I get a message saying that it failed to launch correctly and if I want to terminate the process. I updated DirectX and now MTA launches but at the menu screen after 1 second, the game just freezes. I say that its 1 second as I can move around my cursor for a second and then it goes into freeze mode. I kept task manager opened and tried it again and realized that as soon as it enters the menu, gta_sa.exe disappears from the process list in the task manager. Please note that my single player works perfectly and so does SAMP. I have a fresh copy of GTA SA installed with no mods whatsoever. I have tried reinstalling both MTA and GTA SA but the problem persists. I'm running Windows 10 64-bit and have tried running it on compatibility mod. Any and all help is appreciated. Thank you.
